August 2024 Recap: Expanding Horizons and Strategic Growth in the Dallas MSA

August was a month filled with expansion announcements, significant relocations, and strategic growth in the Dallas market. The developments this month further solidified Dallas-Fort Worth as a vibrant hub for innovation, education, and business.

business Expansion and Strategic Relocations

UT Arlington Expands to Fort Worth

A significant development for the Dallas-Fort Worth Metroplex is the University of Texas at Arlington’s expansion into Fort Worth. This 51-acre new campus, approved by the UT System Board of Regents, is set to bolster educational opportunities in the region. The expansion is a strategic move to meet the growing demand for higher education in Fort Worth, with a focus on providing programs that align with the region’s economic needs. This initiative highlights the ongoing investment in educational infrastructure within the Dallas-Fort Worth area, which is crucial for supporting long-term economic growth and community development.

The future campus is anticipated to open in Fall 2028 and will welcome and serve around 10,000 students. “The western part of the metroplex has an ever-growing population, a plethora of student talent, and a wide breadth of opportunity for explosive economic advancement,” said UTA President, Jennifer Cowley, in a DBJ statement. “UTA has long been a top supplier of talent to companies across Fort Worth, and this expansion will allow UTA to broaden its impact across our region.” (WFAA).

Relocations Bolster Economic Activity

Several high-profile corporate relocations were announced in August, further cementing Dallas-Fort Worth’s appeal as a prime destination for businesses. Notably, Welbilt Inc., a leader in commercial foodservice equipment, is moving its headquarters to Coppell. This relocation is set to create 50+ new jobs and bring increased economic activity to the area, contributing to the region’s ongoing commercial growth. This site is expected to be completed in June 2025, according to planning documents shared with Dallas Business Journal.

Additionally, Verily Life Sciences, an Alphabet subsidiary, is moving its headquarters to Dallas, marking a significant win for the local biotech sector. Verily began in 2015 as a biotech data company focused on its mission to gather important health information and develop tools and devices that activate, collect, and organize it. They appreciate Dallas’ business-friendly environment, plus its connection to the community in medicine. “It’s a growing hub with a great network of talent,” said Dallas-based CEO, Stephen Gillett. Currently, around 60 people are employed in the DFW office, but Gillett, told DBJ that “Verily expects to double this headcount in the next 18 months.” This move not only strengthens Dallas’s position in the life sciences industry but also reflects the region’s ability to attract leading technology companies.

Vibrant Community Growth and Development

Major Incentives Drive Corporate Moves

The City of Dallas continues using economic incentives to attract major companies. A recent example is the successful effort to relocate Koya Medical Inc., a California-based company’s headquarters to Dallas, which highlights the city’s proactive approach to fostering a business-friendly environment.

The new space expects to include corporate offices, light assembly operations, fulfillment and distribution capabilities, and research and development initiatives, says the memo. WFAA stated that the medical device company plans to create 220+ new jobs in Dallas. These incentives are designed to spur economic growth and enhance the city’s competitiveness on a national level.

Regional Expansions Boost Local Economies

Raising Cane’s has announced plans to establish a regional office in Plano, supported by a $6.2 million incentive package. This move will create over 1,000 jobs and underscores Plano’s growing reputation as a key player in the regional economy. “The city of Plano has been a great partner for us throughout the years and we’re looking forward to continuing our partnership and support of the community as we open new doors,” said Raising Cane’s co-CEO and chief operating officer, AJ Kumaran. The establishment of Raising Cane’s regional office is a strategic decision that aligns with the company’s expansion plans and reflects the broader trend of businesses investing in the Dallas-Fort Worth area. Another notable expansion is Dick’s Sporting Goods’ decision to open a new location in Fort Worth. Sean Whitehouse, Dick’s senior vice president of supply chain, said that they’re “thrilled to announce these plans to build and open a distribution center in DFW. This facility will support our rapid growth in Texas, in addition to adding efficient and effective product flows to athletes; whether they’re shopping in-store or online.” This expansion is expected to enhance the local retail landscape and provide more than 300 opportunities for employment, further driving economic growth in the area. Strategic Developments in Sports and Innovation

Cotton Bowl Renovations and New SPorts Ventures

The historic Cotton Bowl is set to undergo significant renovations as part of a broader effort to modernize and enhance this iconic venue. The planned improvements, anticipated completion by 2034, will not only preserve the legacy of the Cotton Bowl but also position it as a premier location for sports and entertainment in the region. Bryan Trubey, senior principal of architecture firm Overland Partners Inc., said that the $140 million renovation is a “byproduct of the momentum created.” These renovations are expected to attract more events and visitors, boosting tourism and local business. Innovative Projects and Future-Forward Developments

August also saw the announcement of several innovative projects that promise to shape the future of the Dallas-Fort Worth area. The Villages at Gateway in Forney, for example, received economic incentives to support its development, which will bring new housing, retail, and office spaces to the rapidly growing city. This project is a testament to the region’s ongoing efforts to create sustainable and vibrant communities. It’s anticipating to create at least 200 full-time jobs within 36 months of construction completion and over 1,000 jobs after 12 months of when the project is fully completed. (DBJ).
